The guarantee covers rents not paid by the tenant. It includes rental charges and recoverable taxes. Coverage is limited to a certain ceiling (e.g. €96,000).
Unpaid rent insurance includes coverage of legal costs incurred in disputes with the tenant (e.g. eviction). Legal expenses or support is offered to help the landlord with legal procedures.
Unpaid rent policies also cover repair costs in the event of major damage caused by the tenant (e.g. tenant damaged the wall, the carpet is burnt). Limit €10,000
